Shojin x AJBN event: Introduction to real estate private credit

On 5th February Shojin welcomed 25 members of the Asian Jewish Business Network into our Bishopsgate office to discuss the ever evolving private credit landscape in the UK. 

 

 

 

During the event, Jatin Ondhia (CEO, Shojin) and Jacky Chan (Head of Investments, Shojin) presented an overview of the real estate private credit market in the UK, covering the key indicators that make this an attractive alternative asset class.

Jacky covered the recent political uncertainty on both sides of the Atlantic and how the UK economy has proved resilient throughout. In the real estate development space, transactions are becoming more frequent as the dust settles.

 

Furthermore, the steady inflow of migration into the UK supports the housing market, with the enduring supply-demand imbalance ensuring a return to annual growth for house prices. 
 
What does this mean for Shojin? Firstly, it ensures that international investors continue to have the confidence to deploy capital in the UK, seeing our country as a safe bet in times of international turbulence. Shojin is working to capitalise on this flight-to-safety to ensure mid-sized developers have access to finance and can make a positive contribution to the UK’s new housing targets.

Secondly, potential exits for our projects should continue to get smoother. With more buyers looking for homes, due to the net positive inflow of people into the UK, developers are better placed to speedily sell of their units after completion. Additional capital in the sector improves the scope for project re-financing as another possible exit route for investors.
